It is noted for the record the following public hearings were held and closed prior to the regular meeting.

Special Exception Application #227 submitted by Kempokan of Clinton, LLC, applicant, for owner, Shirlee Bochanis for Special Principal Use, Commercial District for Martial Arts School, for property located at 183 Route 81, Killingworth, Tax Map 33, Parcel 21E in GC Zone.

1. Call to Order
T. Lentz called the meeting to order at 7:50 PM.

2. Minutes of Regular Meeting No. 913 Held May 15, 2007
Motion by Stull, second by Hayash, to approve May 15, 2007 Minutes amended as follows:
Page 3, under 6.(5), correct spelling of "Koziak" to "Kuziak".
Page 1, under 3. Visitors, correct sentence to read "Mr. Annino noted the Commission is in the process of reviewing the Town's Plan of Conservation and Development and would hope other commissions, like the Conservation Commission or other commissions, would come up with strategic plans of their own that could be adopted into the Town's Plan of Conservation & Development."
PASSED UNANIMOUSLY.

5. Old Business
(a) Resubdivision Application #309 submitted by Jeremy Adametz, applicant, for owner, Walter J. Adametz Jr. and Mary F. Adametz for 2 Lot Resubdivision, for property located at 153 Schnoor Road, Killingworth, Tax Map 11, Parcel 13 in RR Zone.

Motion by Stull, second by Annino, to approve Resubdivision Application #309 Jeremy Adametz, applicant, for owner, Walter J. Adametz, Jr. and Mary F. Adametz for 2 Lot Resubdivision, 153 Schnoor Road as submitted. PASSED UNANIMOUSLY. It is noted for the record those seated and voting for this application were Lentz, Annino, Hayash, Morgan, Stull and Gross (seated for J. Adametz who recused himself from this application). Motion Carried.

(b) Special Exception Application #227 submitted by Kempokan of Clinton, LLC, applicant, for owner, Shirlee Bochanis for Special Principal Use, Commercial District for Martial Arts School, for property located at 183 Route 81, Killingworth, Tax Map 33, Parcel 21E in GC Zone.

Motion by Stull, second by Hayash, to approve Special Exception Application #227, Kempokan - applicant, for owner, Shirlee Bochanis for Martial Arts School at 183 Route 81. Discussion followed. Mr. Annino noted he had no concerns except additional traffic volume during occasional fund raisers. He felt there should be some limitations regarding those fund raising events. C. Jefferson suggested there may be a condition limiting the number of times to hold fund raisers per year. Mr. Annino suggested a condition limiting parking to those spaces (6) allocated to this business. The concern was that other businesses in the complex might not have parking available for their use during these fund raisers. Motion was restated as follows - Motion by Stull, second by Hayash, to approve Special Exception Application #227, Kempokan - applicant, for owner, Shirlee Bochanis for Martial Arts School at 183 Route 81 with the condition that no activity will exceed the facility parking capacity. PASSED UNANIMOUSLY.

6. Zoning Enforcement Officer's Report
(a) C. Jefferson reviewed the notice of violation letter to Erin & Peter Tirenzio regarding erosion and sedimentation issues at Heft Brook, Map 17, Lot 40A. A Certificate of Occupancy will not be issued until these matters are addressed.

(b) C. Jefferson noted she is working on a number of sign violations for sandwich board signs which are not allowed in the Zoning Regulations.

(c) C. Jefferson noted she is working with Region 17 relative to remaining work at the new Middle School that must be done before their bond is released.

(d) Permit log was distributed.

7. New Business
(a) Killingworth Land Conservation Trust Letter
Motion by Stull, second by Adametz, for the Chairman to write a letter in support of the Land Trust in pursuing a grant to purchase Open Space property on North Chestnut Hill Road. PASSED UNANIMOUSLY.


8. Report of Officer's and Subcommittees
Chairman Lentz noted he has not received any feedback yet on the results of the questionnaire, but will contact CRERPA again. He indicated he has added an historical inventory to the Plan. Chairman Lentz indicated the Conservation Commission handout provided some useful wording. He also noted he met with the Open Space Committee. Eventually the GIS maps will be set up at the Town Hall. The Open Space Committee has prepared an Open Space inventory, but it is not public information. Chairman Lentz distributed a handout he prepared regarding Affordable Housing.
